If you live downtown, you have already adjusted your walking routes twice this year. The mall is dark. Georgia Street is a fenced trench. The skywalk you used to cut through on rainy mornings is roped off in two spots. It would be easy to read this as a summer of subtraction.
Look at where the new places are actually opening and a different pattern shows up. Every notable 2026 opening within the core sits inside a five to ten-minute walk of the old Circle Centre footprint, and most of them are on streets, not inside enclosed retail. The center of gravity for downtown daily life is moving outward from the mall and onto Mass Ave, South Pennsylvania, and the Fieldhouse District blocks. This is the summer to update your mental map.
The Mall Closed. Everything Around It Opened.
The Circle Centre Mall closed for good in early January, and the site is now branded as Traction Yards, a $600 million redevelopment planned as an open-air, pedestrian-focused campus with retail, office, and residences. The developer, Hendricks Commercial Properties, is the same group behind Bottleworks and Ironworks Keystone. The first major phase is targeted for 2029, so this summer is transitional. Meridian Street businesses stay open through the construction, and Illinois Street tenants have been relocated to temporary addresses during this phase.
While the enclosed block goes dormant, independent operators have been quietly filling the streets around it. That is the shift worth watching, because the businesses opening in 2026 are not chain retail replacements for what the mall lost. They are restaurants and bars with named chefs and owner-operators, and they are opening on public sidewalks rather than food courts.
Where The New Openings Actually Cluster
The concentration is tight. Draw a circle from Monument Circle out to Mass Ave, down South Pennsylvania to Fieldhouse District, and back across the Convention Center spine. Almost every 2026 opening below sits inside that circle.

Notice what is not on this list. There is no chain apparel, no cell phone store, no repeat of the mall's tenant mix. The gap Circle Centre left is being filled by independent restaurants, a hi-fi listening approach to nightlife, and hotel food and beverage that will spill onto the sidewalk. That changes what "going downtown" means for the people who live here.
The Streets You'll Circle Around
The tradeoff for all of this is that a few specific blocks are hard closures through the fall. Plan around these rather than through them:
- Georgia Street between Illinois and Capitol is fully closed for reconstruction into a permanent pedestrian plaza with wider sidewalks, new landscaping, and event infrastructure. Expected completion is fall 2026, with no pedestrian or vehicle access through the construction zone.
- Union Station underpasses are on the shorter timeline. Work will be complete by spring 2026, meaning the walk from the south side of the tracks back into the core should feel normal again by the time patios open.
- Capitol Avenue is closed to through traffic until September 2026, though Crowne Plaza access remains.
- Two Traction Yards skywalks are down. The skywalk between Traction Yards and the World of Wonders garage is temporarily closed, the skywalk between the north and south sides of Traction Yards is temporarily closed, and the Omni Severin to Circle Centre skywalk is permanently closed.
The practical result is that summer 2026 pushes you outside more than any recent summer. The climate-controlled shortcut through the mall is gone, and Georgia Street will not be walkable until fall. If you live in one of the residential towers off the Circle, your default route to a Pacers game or a Convention Center event now runs along Maryland or Washington rather than diagonally through retail.
What This Summer Actually Looks Like
For a Thursday after work, the pattern that used to end at a Circle Centre restaurant now ends further out. Walk to Mass Ave for The Knotted Spoon, or south on Pennsylvania to Doc Crow's once it opens in May. If you want a quieter matcha or a zero-proof night, the newer independents sit outside the core — Recess at 902 E. 17th Street brings ceremonial-grade matcha from Japan, and Baby Tiger at 6513 N. College is opening this summer from the owner of Northside Social and Delicia as a zero-proof bar.
For weekends, the anchor is still the Fieldhouse District. Ole Red and Varsity Social Club give it two more nighttime destinations, and Doc Crow's puts a serious barbecue option directly across from Gainbridge. That block was underused for casual pre-game dining a year ago. It is not anymore.
For a slower Sunday, the river is quieter than it will be next summer. The Henry Street Bridge is expected to open to vehicles and pedestrians by the end of 2026, and the Cultural Trail expansion will wrap in late 2026, extending the trail to nine miles total. Until then, the West Parkway and White River Greenway remain partially closed for bridge construction through fall 2026. Ride the existing loop while it is uncrowded.
The mall was the front door for downtown daily life for thirty years. This is the first summer since 1995 that no one is walking into Circle Centre. Where residents actually go instead is being decided this season, one block at a time.
Two Openings Worth Timing
Two projects on the horizon will change specific weekend routines the moment they open, and both are close enough that it is worth watching.
The Kimpton at the Odd Fellows opens in late 2026 with a rooftop bar and restaurant in one of downtown's tallest historic buildings. Rooftop drinks on the Circle without the Conrad crowd is a real gap, and this is aimed straight at it.
The Ritz-Carlton across from Gainbridge Fieldhouse is the larger piece. It is part of a mixed-use development that includes a 4,000-capacity Live Nation music venue, 176 rooms, 30 executive suites, 11,500 square feet of ballroom and meeting space, a fitness center and spa, an outdoor terrace, and an upscale restaurant with a lobby bar. The Live Nation venue is the piece that will most change your calendar. A 4,000-seat room fills a size gap between The Vogue and Gainbridge and will pull touring acts that currently skip the market.
What We Lost
Three closures are worth naming so no one thinks this summer is only additions. Neidhammer Coffee on the east side served its last latte in late December, and Mesh on Mass closed after failing to reach a long-term lease agreement. On the west bank, the more consequential loss is public rather than private. The state demolished the old crane bay slated to become the Kahn Pavilion event space, the Lilly Endowment asked for its $30 million pavilion donation back and received it, and the White River State Park expansion strip east of Elanco has been abandoned. That event venue on the river is not coming, at least not in the form that was promised.
Living Around It
Two practical calls if you live here. First, treat this as the last cheap summer for the Fieldhouse District. Once the Live Nation room and Ritz open, the weekend crowd and pricing on that block will look different. If you have a favorite quiet spot within three blocks of Gainbridge, use it now.
Second, get familiar with the Cultural Trail's south spur before it finishes. The expansion runs along Kentucky Avenue between Henry and South Streets and South Street between West Street and Capitol Avenue. Once the Henry Street Bridge opens, that segment becomes the primary bike and pedestrian route between the near west side and the Wholesale District. Residents who know the sequence in advance will use it more efficiently than the crowds who discover it in 2027.
Downtown is a different neighborhood this summer than it was last summer, and the residents who read the shift correctly will find more to do, not less.
